We have a new vacancy for a Project Manager to work on a full time hybrid basis for a leading resident leading Housing Association based in South East London borders. This is a permanent position paying 48,659 per annum.
What is the purpose of my job?
As a Project Manager will be committed to the delivery of a professional and effective customer service, collaboratively working with colleagues across the organisation, and contributing to the successful delivery of the corporate plan. I will pro-actively contribute to the residents and the wider community with a focused commitment to a one company approach, focussed on providing excellent homes and services to residents,and always positively promote the organisation, its aspirations and values.
In my job I will:
Be the lead client on assigned work schemes; liaising with residents, consultants, contractors, stakeholders and interest groups, as appointed by the Investment Programme Manager.
Work closely with the team and partners to ensure that contracts, work programmes and one-off major works are delivered on-time, within budget and to the expected standard. Work streams could include, but are not limited to; Building Safety, Fire Safety, Externals, Internals, Cyclical Decorations, Internal Decorations, Structural Works, Environmental Improvements and Disrepair.
Ensure that customers receive all the information and support they need to manage the disruption caused when major or extensive works are carried out to their homes.
Make day-to-day decisions around project issues. Work with contractors to establish comprehensive work programmes and work trackers that will remain live throughout the contract.
Create positive, ongoing working relationships with colleagues and partner contractors to develop and improve partnerships, whilst always ensuring probity and transparency.
Regularly and confidently challenge external providers and internal staff to demonstrate cost effectiveness and customer focus – assisting the Investment Programme Manager and Quantity Surveyor with control of project costs to deliver cost-effective solutions.
Contribute to developing, compiling, challenging and testing key management and performance indicators related to delivery of programmes and recording customer satisfaction.
Work with the Resident Liaison Advisor to deal with enquiries from customers about all aspects of proposed programmes of work; liaising with involved parties in order to provide a timely response.
Work closely with stakeholders to ensure that work is undertaken and completed to set company standards, and that quality is maintained and oversee the quality and performance levels of assigned contractors.
Support customer consultation meetings, presentations and exhibitions to enable property staff, consultants and contractors to provide information on proposed works and answer customer queries.
Work to improve communication and consultation processes – contributing to contract review and other contractual meeting – including with the leasehold team to ensure that the statutory consultation is carried out accurately and that all leaseholder queries are dealt with fully, correctly and promptly.
Ensure all stakeholders are provided with accurate information relating to planned works. Prepare and present reports appropriate to the audience and speak as required at meetings, including sub-committees, partner agencies, residencies and the board.
Keep up to date guidelines around the mutually agreed?General Data Protection Regulation?(GDPR) and design and maintain processes that protect the personal information of individuals.
Deputise for the Investment Programme Manager in their absence.
Assist and support Planned Maintenance Team colleagues with procurement activities and audits.
Be responsible for processing requests, maintaining accurate records of all installations and servicing.
Ensuring that contractors’ operational activities meet expected standards in relation to health and safety.
Always positively promote the organisation, its aspirations and values.
Model professional behaviours, influence and develop working relationships with colleagues to identify and implement service improvements.
Take ownership and personal responsibility to deliver on key performance indicators ensuring positive outcomes and adopting a collaborative approach within my team and across the organisation.
Commit to appropriate training and ongoing development such as required for my role.
Be always familiar with and act in compliance with company, policies, and procedures, and work within agreed budgets and financial controls.
Carry out other duties within the scope and spirit of the job, and in accordance with the level of the post, as required.
